Our residential property management department is headed up by Angela Wilson, BA (Hons), FARLA, and provides a comprehensive service for both landlords and tenants of private rented property.
For landlords we provide a choice of full property management or a tenant-finding service. At our initial free property appraisal we will advise you on the appropriate rental value, the likely demand, and let you know if there is anything needed to comply with legislation or indeed to make the property more marketable.
Whichever service you require, we will advertise the property, receive applications from prospective tenants and undertake the appropriate reference and credit checks. We can also arrange for the necessary EPC (Energy Performance) Report to be carried out. We will also ensure that the tenant’s deposit (or security bond) is held securely via the Tenancy Deposit Scheme.
We are happy to carry out full management – including rent collection, dealing with any arrears, overseeing repairs, preparation of inventories, and so on – or simple tenant-finding, where after the tenant has moved in, you take over the collection of rent and other tasks. Either way, we are always on hand to advise in the event of any problems.
For tenants we hold a wide selection of properties for rent, from one-bed flats to three and four bedroom houses and even bigger country residences at times. As members of the Tenancy Deposit Scheme we are committed to fairness towards our tenant-clients, although it is useful to remember that, like all letting agents, we act on behalf of the landlord as his (or her) legal agent. For those who are renting for the first time we are happy to give whatever help and advice is required.
